What is “by the bed” leasing?
Each roommate is only responsible for the rent on his/her bedroom. So, if you have a roommate and they move out, you are not responsible for the exiting roommate’s rent.

What is included in my rent?
Go back and click on Features & Amenities - this will give you all the Home Features and Amenities that are included with your rent and in your new apartment home.

What is a Wait List?
All students interested in living on-campus at our community must submit the Housing Application. The Housing Application is available on our website and at the Information Center. Once the application is submitted, students are placed on a Wait List based on the date received. If an apartment becomes available, the student will be contacted via email with a deadline to sign a lease contract. We do our best to provide you with housing, but there are no guarantees. Just check in with us at the office with any questions regarding the Wait List process.

When will I be assigned an apartment if I am on the Wait List?
If an apartment/bedroom is available, you will be notified via email beginning in February for the upcoming Fall semester and beginning in October for the upcoming Spring semester. You may call us at anytime for an update.

Do you offer Roommate Matching?
Yes. Just fill out the Roommate Matching Form – page 2 of the Housing Application. (See application on our web site under Online Application section.

What happens if after I move in I don’t like my roommate?
Should there be differences, roommate mediation and roommate contracts are available. If a resident requests a transfer, it will be dependent on management approval and availability (a transfer fee and other fees may apply and the transferee will be required to pay the rental rate for the new bedroom).

How do I pay my rent and when is it due?
Rent is due the first day of each month. You may mail or deposit your rent at the Information Center. You may use check, money order, credit or debit card.

Can I pay my rent online?
Yes, with credit card, a one-time e-check or monthly Auto Debit (ACH). Transaction fees apply when using credit/debit cards. For more details, go to the For Resident page and click on Pay Rent Online or call the Information Center for assistance.

Do you allow pets?
Waterview accepts a maximum of two cats or dogs per apartment with written roommate consent when applicable. Restrictions apply, and a Pet Addendum as well as any pet fees must be satisfied prior to bringing any animal on property. Fish tanks up to 20 gallons are authorized if registered and approved by management.

What type of security is offered?
Waterview Park is located on campus and the community is patrolled by the UTD Police Department, however, no police department can function effectively without the concerted assistance of the community it serves. It is important that you take steps to minimize opportunities for crime as well as immediately report any concerns. If you have an emergency, call 911 - attempting to locate a vehicle on patrol or calling the Waterview Park office will only delay response time.

You can protect yourself, your community and your property by taking steps to decrease your exposure to risk. Being aware of your surroundings and the people around you at all times, using assertive body language to communicate that you are in control, traveling at night with friends or using the University’s walking escort services (Student Patrol), keeping doors and windows locked, and trusting your instincts and feelings will help you to feel safe and may deter an attacker. For more safety reminders, please reference your Resident Handbook and the UTD website.

We do not guarantee or assure your personal security and our actions are voluntary in an effort to reduce the risk of crime at the community. It is agreed upon and understood by all involved parties that the provision of safety devices and patrol services does not constitute a guarantee of their effectiveness nor impose an obligation to us to continue providing these services.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
Residents or guest’s personal property and vehicles are not insured under the apartment lease agreement unless due to management negligence. We strongly recommend that residents purchase insurance against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. Renter's insurance is relatively inexpensive (typically less than $20/month) and can often be secured through your automobile insurance carrier (first check your parent’s home-owner’s policy).

What if I need to break my lease or don’t return for the spring or summer semesters?
No buy-out exists, however, as outlined in the lease, residents may complete an early move-out reletting form. Proper written notice must be given and any related fees collected prior to the early release becoming effective. Though the community staff may assist in finding a new resident, ultimately, the responsibility falls on the departing resident. Residents are responsible for rent through the day a qualified replacement takes possession. Please see the Lease Replacement guidelines in the Community Documents section for detailed information.

What if I need Maintenance in my bedroom or apartment?
Non-emergency service requests can be submitted in any of the following ways:
1) stop by the Information Center and our staff will complete a UH service request form; 2) call the Information Center during business hours (after-hour’s, when our phone’s are off-service, you are welcome to leave non-emergency service requests with the after-hours answering service); 3) submit an online work order, and lastly, 4) email your maintenance request at service@waterviewparkapts.com (please be as specific as possible regarding the location and actual problem). Our goal is to respond to work orders within 24 hours!

What furniture is provided?
The apartments are not furnished. Residents will be responsible for bringing their own furniture. Please contact the Information Center with any questions.

How do I receive mail and packages?
At Waterview Park, resident mail is processed and delivered by USPS personnel to your designated unit mailbox. At time of move-in the community staff will issue a mailbox key to each resident for ease of access. Upon move-out, should you wish to have your mail forwarded, you will need to complete a Change of Address Form with the local post office (the community office often has these handy). For your convenience, Waterview Park’s office accepts resident packages delivered by UPS, FedEx, DHL and other delivery services (excluding USPS). Packages can be retrieved during business hours with proper picture identification.

How close are you to campus? Is there alternate transportation to and from the university?
Our community is located on-campus! All buildings on-campus are within a short 5-15 minute walk.

What type of parking is available at your community?
Residents must register their vehicle at the UTD Bursar’s office to collect a housing parking permit. Permits must be clearly displayed at all times when stationed in the community. Parking throughout the housing areas is open and unassigned, with the UTD Police responsible for parking and traffic enforcement. Refer to your Waterview Park Resident Handbook for further details or visit the UTD website.

What do I need to bring to my new apartment?
We recommend that you contact your roommates prior to moving-in to coordinate for many of the common area furnishings, such as; televisions, stereos, shower curtain hooks & shower curtains, bath mats, trash cans, plates, silverware, cups, pots & pans, etc. For your own personal space, you will need to bring your bath and grooming products as well as towels, linens, pillows, and whatever else makes you feel at home. Most importantly, don’t forget to bring an alarm clock as you don’t want to be late for class! As your apartment comes unfurnished, you’ll also want to consider talking to your roommates about seating arrangements, entertainment centers, study desks, etc. Your community’s staff members are a great resource for planning your move – don’t hesitate to call them with questions or simply to feel reassured about what you’ve already prepared.

What is a C.R.E.W. Member?
C.R.E.W. Member’s are Waterview Park staff that live first-hand what you experience in both school and at home in your apartment as they are full-time UTD students who live at Waterview Park. They are the go-to-people for the community, focused on planning fun and educational events and activities that supplement your college experience. From volleyball tournaments to outdoor movies, bar-b-ques to our famous Crawfish Boil, community fund-raising events to outings to professional sports games…your C.R.E.W. Members work for you! C.R.E.W. Members always know what’s happening on campus and in the area, so connect when you move-in and let them help you get settled at UTD!
