What is “by the bed” leasing?
Each roommate is only responsible for the rent on his/her bedroom. So, if one has a roommate and he/she moves out, the remaining roommate(s) are not responsible for the exiting roommate’s rent.
What is included in my rent?
Go back to the community you are interested in on the website and click on Features & Amenities. This will give you all the Home Features and Amenities that are included in you new apartment home.
What is a Wait List?
All students interested in living on-campus at our community must submit the Housing Application. The Housing Application is available on our website and at the information center. Once the application is submitted, students are placed on a Wait List based on the date received. If an apartment becomes available, the student will be contacted via email with a deadline to respond. We do our best to provide you with housing, but there are no guarantees. Just check in with us at the office with any questions regarding the Wait List process.
When will I be assigned an apartment if I am on the Wait List?
If an apartment/bedroom is available, you will be notified via email beginning in June for the upcoming fall semester and beginning in October for the upcoming spring semester. You may call us at anytime for an update.
Do you offer Roommate Matching?
Yes. Just fill out the Roommate Matching Form – page 2 of the Housing Application. (See sample on our web site under Online Application section.
What happens if after I move in I don’t like my roommate?
Should there be differences roommate mediation and roommate contracts are available. If a resident requests a transfer, it will be dependent on management approval and availability (a transfer fee and other fees may apply and the transferee will be required to pay the rental rate for the new bedroom).
How do I pay my rent and when is it due?
Rent is due the first day of each month. You may mail or deposit your rent at the information center. You may use check, money order, credit or debit card.
Can I pay my rent online?
Yes, with credit card, a one time e-check or monthly Auto Debit. For more details, go to the Home Page and click on “Pay Your Rent Online”.
Do you allow pets?
Many, but not all of our communities welcome pets, but certain breeds and types are excluded. On our website, under the Amenities column, look for “Pet Friendly” to see if the community you are interested allows pets. If you do not see pet friendly on the amenities page then we do not allow pets.
What type of security is offered?
Ensuring your safety is a cooperative effort. Our Community policies (outlined in UH Rules) and lease agreements are written with your comfort, convenience and safety in mind. However, crime has no address and at all times, you must take an active role in securing your home, property, and most importantly, yourself.
UH communities make no representations nor warranties that the premises are secure from theft or any other criminal activity perpetrated by any resident or others. Security officers, to the extent that they may be on the premises, and other security facilities provided, are primarily for protection of UH property. UH Communities can not guarantee the effectiveness of any such security officers or facilities as a deterrent against any criminal activity, damage, or injury to resident or any guest/visitor and their personal property.
Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
Residents or guest’s personal property and vehicles are not insured under the apartment lease agreement unless due to management negligence. We strongly recommend that residents purchase insurance against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. Renter's insurance is relatively inexpensive (typically less than $20/month) and can often be secured through your automobile insurance carrier (first check your parent’s home-owner’s policy).
What if I need to break my lease or don’t return for the spring or summer semesters?
UH communities do not offer any type of lease buy-out. However, at management’s discretion, residents may complete a lease replacement, provided the new resident meets the UH approval standards. Though the community staff may assist you in finding a new resident, ultimately, the responsibility is yours (check with your community office regarding policies and potential fees).
When do I get my security deposit back?
If applicable, your security deposit is retained until after move-out and may not be applied to your last month’s rent (see your Lease Agreement for details). After you vacate, your deposit may be applied to any outstanding rent, late fees, or for any costs incurred to return the apartment to the original move-in condition, less wear & tear. A deposit disposition will be mailed to you within the required time frame specified by the state/county where you reside. All correspondence will be mailed to the last known address, so it is important that you inform us of your forwarding address upon move-out.
What if I need Maintenance in my bedroom or apartment?
Non-emergency service requests can be submitted in any of the following ways: 1) stop by the information center and our staff will complete a UH service request form; 2) call the information center during business hours (after-hour’s, when our phone’s are off-service, you are welcome to leave non-emergency service requests with the after-hours answering service); and lastly, 3) email your maintenance request to the apartment community at service@waterviewparkapts.com (please be as specific as possible regarding the location and actual problem). Our goal is to respond to work orders within 24 hours!
For emergency situations (water leaks, and back-up’s, non-functioning AC/heat during weather extremes, non-functioning refrigerators, electrical outages, gas leaks and fire) we are available 24/7! During business hours, call the information center – do NOT leave a message or send an email. After-hour’s, call the information center and the prompts will lead you to an operator that will page the appropriate property personnel to respond to your situation.
What furniture is provided?
The apartments are not furnished. Residents will be responsible for bringing their own furniture. Please contact the information center with any questions.
How do I receive mail and packages?
UH communities do not sort and deliver resident mail (certain communities may be required to do so by the US Postal Service). At most UH communities, resident mail is processed and delivered by USPS personnel to your designated unit mailbox. At time of move-in, the community staff will issue a mailbox key to each resident for ease of access. Upon move-out, should you wish to have your mail forwarded, you will need to complete a Change of Address Form with the local post office (the community office often has these handy). All UH community offices accept packages and they can be retrieved during business hours with proper picture ID.
How close are you to campus? Is there alternate transportation to and from the university?
Our community is located on-campus! All buildings on-campus are within a short 10-15 minute walk.
What type of parking is available at your community?
Most of our communities offer assigned or open surface parking, with some offering covered parking and private garages (refer to the website for community specific details). If you wish to secure a private space (where available), please call the information center for availability, pricing, etc.
What do I need to bring to my new apartment?
We recommend that you contact your roommates prior to moving-in to coordinate for many of the common area furnishings/luxuries, such as; televisions, stereos, shower curtain hooks & shower curtains, bath mats, trash cans, plates, silverware, cups, pots & pans, etc. For your own personal space, you will need to bring your bath and grooming products as well as towels, linens, pillows, and whatever else makes you feel at home. Most importantly, don’t forget to bring an alarm clock as you don’t want to be late for class! If your apartment comes unfurnished, then you’ll also want to consider talking to your roommates about seating arrangements, entertainment centers, study desks, etc. Your community’s staff members are a great resource for planning your move – don’t hesitate to call them with questions or simply to feel reassured about what you’ve already prepared.
What is a Maverick?
Mavericks are UH staff and students who live and work in each University House community. They are the go-to people; there, each day to make life better for you. Mavericks are constantly cooking up community-wide events like pool parties, bar-b-cues and group outings. It’s their job to be the community’s concierge, and they always know what’s happening in your area. Maverick’s differ from Resident Advisors at the dorm in that they don’t provide counseling, and they don’t police the community.
